Peshastin, Washington Real Estate and Area Guide
By Justin Horvath, Managing Broker, Real Broker · Reviewed
Peshastin is an unincorporated community in Chelan County, on the north side of the Wenatchee River between Leavenworth upstream and Dryden downstream. Elevation is 1,034 feet. The ZIP code is 98847. It is a small place: an elementary school, a library, a post office, a laundromat, a bar, a cafe, and orchards in most directions.
Two things make Peshastin different from the rest of my market. The town core is on Chelan PUD water and sewer, about 240 connections, while everything else in the ZIP is wells and septic like the rest of the valley. And short-term rental rights here turn on zoning in a way that catches people out: two houses a short distance apart can have completely different answers, and you cannot tell from the road.
What follows is the practical side: what the housing stock actually is, how access works in winter, and the specific things I want checked before anyone writes an offer here. Being in Peshastin tells you the pattern, not the answer for your parcel.
What Peshastin Is Actually Like
This is working-valley ground. The community grew out of the Peshastin Ditch, dug beginning in 1889 to water the orchards, and it has been in tree fruit ever since, with a long reputation for pears. In recent years some of that acreage has gone to grapes, and several estate wineries have opened. It is dry country by Washington standards, with ponderosa pine and shrub-steppe on the slopes above the irrigated valley floor.
Peshastin Pinnacles State Park sits off North Dryden Road: 34 acres of sandstone slabs and spires, day use only, about 1.5 miles of steep trail, and a long history as a climbing area. A Discover Pass is required to park, and the park closes for the winter, so check the State Parks page for current dates.
For families: Peshastin is in the Cascade School District, which serves Dryden, Lake Wenatchee, Leavenworth, Peshastin, Plain and Winton. Peshastin-Dryden Elementary is the only district school not located in Leavenworth, and it covers only the earliest grades, roughly kindergarten through second or third, so everyone else, upper elementary included, goes to Leavenworth. Confirm the current grade configuration and the bus routing for the specific address with the district, because routing varies by road.
The Housing Stock, and the Water and Sewer Difference
Peshastin has its own Urban Growth Area with its own zoning chapter, and inside the UGA the permitted density is genuinely urban, up to seven single-family units per acre and far more for multifamily in the higher-density districts, plus downtown and highway commercial and industrial zones. That is why I tell buyers here to pull the zoning on the parcels next door, not just the one they are buying. An open side lot or a view across a pasture can be built on later, and at these densities it can be built on hard.
Now the part that separates Peshastin from most of my market. Chelan PUD runs the public water system serving the town core, having taken over the former Peshastin Water District in 2024, and it also operates the wastewater system. Inside that service area a house may have no well and no septic at all. But the service boundary is small and it is not obvious from the street. Confirm the specific address with Chelan PUD for both water and sewer and ask about the current rate structure for that account. Outside the service area, which is most of the ZIP, you are on a private or shared well and a septic system: get the well log, the depth, a flow test and a water test, and get the septic as-built, the drainfield and reserve area location, and the Chelan-Douglas Health District record rather than relying on a seller disclosure.
Power is Chelan PUD as well, and that is one of the quiet perks of living anywhere in this county: the PUD generates its own hydropower and, by its own account, Chelan County pays the second-lowest electric rates in the nation, about 2.8 cents per kilowatt hour, with a median household bill around $55 a month. In my experience the service is good and outages get fixed fast. On a canyon or orchard-edge line, a generator and a transfer switch are still not a bad idea, and it is worth asking whether the house has them.
Getting There, and What Access Looks Like Year-Round
US 2 runs along the south side of the Wenatchee River at Peshastin, across the water from the town itself, and the US 97 junction is about a mile southeast. US 2 is the main artery through the valley and is maintained year-round. US 97 climbs south over Blewett Pass, about 4,100 feet, and connects to I-90 near Ellensburg, which makes it the alternative to Stevens Pass for anyone coming from Seattle or from the south. It is open year-round but closes on short notice in bad weather, so check WSDOT pass conditions before you commit to it in winter.
Access changes character the moment you leave the valley floor. Most of the roads that run up the canyons are dead ends, and not all of them are paved or in suitable condition for fire equipment. A bench lot above the orchards and a dead-end canyon lot are not the same purchase.
For anything off a county road, ask whether there is a recorded road maintenance agreement. A missing one is common on orchard-access and canyon roads around here; plenty run on a long-standing arrangement between neighbors, and some lenders want to see it in writing. Either way, establish who plows, what triggers a plow, and what the cost share looks like in a heavy year. Cell coverage and internet vary address to address; test them standing on the property.
Short-Term Rentals: The Zoning Decides, Not the ZIP Code
Inside the Peshastin Urban Growth Area, the county's use chart does not list short-term rentals as an allowed use in the residential zones; it does allow them in the UGA's downtown and highway commercial districts. Outside the UGA, in the rest of ZIP 98847, the county's standard cap applies, and as of the county's 2026 count Peshastin still had room under it, which is rare in this valley. The live numbers are on the county's short-term rental statistics page (co.chelan.wa.us/community-development/pages/short-term-rental-statistics), and new applications are taken June 1 through July 31 for the following year.
Two more things decide deals here: county permits do not transfer to a new owner, so a listing marketed with a permit is marketing the seller's permit; and lot size and zone gate the tier, so a small orchard block may not qualify at all. If rental income is part of your math, I have a separate guide that covers the whole system, and I get the parcel's UGA status, zoning and cap room confirmed by Chelan County Community Development in writing before you write an offer.
Snow, Wildfire, and Which Fire District You Are Actually In
Snow here is lighter than Leavenworth and heavier than Cashmere, and hillside parcels above town get more than the valley floor. What matters on a resale is the roof: snow breaks above doors, decks and propane on a metal roof; heat tape and ice-dam history on a composition roof, especially on the north-facing planes; and a hard look at whatever sits under the eave. If you are building or adding, the county sets a parcel-specific snow load from elevation, and everything in Peshastin sits above the elevation where the county default applies; your designer gets that number from Community Development.
This is wildland urban interface country. Irrigated valley-floor orchard ground and a hillside lot in the pine behave completely differently in a fire, and insurers know it. Expect questions about defensible space, roof material and driveway access, and write the offer with a homeowners insurance contingency so you can get a binder during the inspection period.
Here is the one buyers coming from Leavenworth get wrong: Peshastin is Chelan County Fire District 6, not District 3. Station 63 is in town on Main Street, with the district's other stations in Dryden, Monitor and up US 97 at Valley Hi. Carriers rate on distance to a responding station and to a hydrant, so Leavenworth-area pricing does not carry over. Get a written insurance quote during your inspection period instead of assuming.
What I Want Checked Before You Write an Offer
Flood, on anything near water. Pull the flood zone for any river-adjacent or creek-adjacent parcel and ask Chelan County Community Development what floodplain permitting applies and whether an elevation certificate exists. Ask specifically about any outbuilding, deck or bank work a seller added near the water without a permit. Near the mouth of Peshastin Creek, note that the creek was moved back into its historical channel in 2025 as part of a habitat project, so an old survey or flood determination there may no longer describe what is on the ground.
The former mill site. The Washington Department of Ecology carries a cleanup file for the former Peshastin Mill Site, about 60 acres with confirmed petroleum and arsenic contamination in soil and a status of cleanup started. If a parcel is on or adjacent to that footprint, pull the current Ecology record before you remove contingencies.
Orchard ground converting to homesites. Legacy lead-arsenate residue from historic pesticide use is a known consideration across Washington tree-fruit country. I am not going to tell you it is or is not present on a given parcel. I am going to tell you it is cheap to test the soil and expensive to assume.
Irrigation water. Peshastin's orchard economy has run on ditch water since 1889, and irrigation district shares do not travel automatically with a deed the way buyers assume. If you are buying irrigated ground, confirm in writing what district share is appurtenant to the parcel and what the annual assessment is.
And the zoning, one more time. Whether a parcel sits inside or outside the Peshastin Urban Growth Area determines its zoning and its density, and the zoning within the UGA determines whether a short-term rental is even a listed use. None of that is something you can determine from the street. Get the UGA status and the zoning designation confirmed by Chelan County Community Development in writing before you write any offer that depends on them.

Frequently Asked Questions
Can I run a short-term rental in Peshastin, WA?
It depends on the parcel's zoning, not just its address. Inside the Peshastin Urban Growth Area, short-term rentals are not a listed use in the residential zones, though they are allowed in the UGA's downtown and highway commercial districts. Outside the UGA, in the rest of ZIP 98847, the county's standard cap applies and as of the county's 2026 count there was still room under it. Check the county's live statistics page (co.chelan.wa.us/community-development/pages/short-term-rental-statistics); applications are taken June 1 through July 31. Permits do not transfer to a new owner. I confirm the parcel's zoning, UGA status and cap room with Chelan County Community Development in writing before you commit to anything.
Does Peshastin have city water and sewer, or do I need a well and septic?
Both exist here, which is unusual for the upper valley, but the public part is small. Chelan PUD operates the water system serving the town core, about 240 connections, and the wastewater system with it. Most of the ZIP is on a private or shared well and a septic system. Confirm the specific address with Chelan PUD for both utilities. If it turns out to be a well and septic, get the well log, depth, flow test and water test, and the septic as-built with the reserve area location from the Chelan-Douglas Health District record.
How does Peshastin compare to Leavenworth for a buyer?
Closer than people think, and overlooked. Peshastin is as close to downtown Leavenworth as Plain is, closer really, and well closer than Lake Wenatchee, so if that drive works for you it is a great area that not many buyers look at. It is an unincorporated working-orchard community with an Urban Growth Area zoned at urban densities, without Leavenworth's tourism draw. It is in a different fire district, which affects insurance, its town core has public water and sewer where Leavenworth-area rural property does not, and as of the county's latest count it is one of the only areas in the valley with short-term rental permits still available year to year. Ask me to run current comparable numbers for the specific property type you are after; the live listings feed has what is on the market.
What school district is Peshastin in?
Cascade School District, which covers 1,175 square miles of western Chelan County and serves Dryden, Lake Wenatchee, Leavenworth, Peshastin, Plain and Winton. Peshastin-Dryden Elementary is the only district school not located in Leavenworth, and it covers only the earliest grades, roughly kindergarten through second or third, so students move to Leavenworth for the rest of elementary and beyond. Confirm the current grade configuration and the bus routing for your specific address with the district directly, because routing varies road to road.
How bad is winter access in Peshastin?
On the valley floor it is one of the better spots in this market. US 2 runs along the south side of the river here and is maintained year-round, and the US 97 junction is about a mile southeast. Blewett Pass on US 97, at roughly 4,100 feet, stays open to traffic year-round and connects to I-90 near Ellensburg, which gives you an alternative to Stevens Pass. It still closes on short notice in bad weather, so check WSDOT pass conditions. Where it gets serious is up the side canyons, where most access roads are dead ends and not all are paved or in shape for fire equipment.
Is wildfire a real risk in Peshastin?
Yes. The slopes above the valley floor are ponderosa pine and shrub-steppe, and risk varies sharply between an irrigated orchard parcel on the valley floor and a lot up in the pine. Write the offer with a homeowners insurance contingency and get a binder during the inspection period. Note also that Peshastin is served by Chelan County Fire District 6, not District 3 like Leavenworth, and carriers price on distance to the responding station, so do not assume Leavenworth pricing applies.
